The paddock is a good pasture and watered by a pond . Dulwich College and the Crystal Palace are conveniently near . The grounds slope to the south , and the house commands fine views over a picturesque country . The land has a frontage of 200 feet , and part of it could very advantageously be dealt with for the creation of ground rents without unduly impairing the privacy of the remainder . There is no land tax or tithe . It is in the occupation of the resident owner . Trains run to the City and West End frequently . Price 6900 guineas , which is a reduction on its estimated value .
