Bro . R . Manley , VV . M ., asked them to accept his most cordial thanks for the toast , and for the enthusiastic reception given it . He was an initiate of the lodge seven and a half years ago , and sat where the initiates were placed on the present occasion , and he ventured to think the same feelings were experienced by all . Having a great appreciation of the objects and principles of Freemasonry , he determined to become a useful member as far as lay in his power , and in his endeavour to advance it , he had been impelled towards the chair until , by their suffrages , he had been elected and installed as
W . M . He was very proud of that position , being the second Master of the lodge who was initiated in it . His pride and pleasure were enhanced by the fact that owing to the care and attention paid the lodge by its founders , the Viator Lodge bad gained a very great reputation in the Craft . Officers , but would try to do justice to it . His year of office expired that night , for as the P . G . Chapter met the very next day for its annuil festivil , his office would devolve upon some other fortunate compinion , and he ( Comp , Camp .

The historical oration was delivered by the Prelate , Sir Knight Capt . J . C . Barrette , in excellent style , and seldom have we witnessed the ceremonies gone through in the manner they were on that occasion . Every officer , from the M . P . S . to the Sentinel strove to excel one another as exponents of the ritual . Sir Knight VV . Gosling was appointed and invested as Standard Bearer . Other business being transacted , the conclave was closed .
The sir knights adjourned to the refectory and partook of a banquet , which was admirably served by Sir Knight Hambly , and which was most satisfactory in every respect , reflecting great credit on the host . After the banquet the first toast that of "'The Oueen and Christian Masonry , " with able comments on her Majesty's sexagenary , " having been most enthusiastically honoured , those of the "Imperial and Grand Council and the Grand Senate , " "The M . P . S ., " "The P . M . P . Sovereigns , " "Newly-installed Knights , " and "The Treasurer , '' " Recorder , " and "Officers , " followed , which were all heartily received and enthusiastically responded to .
Excellent speeches were not wanting , and a very sociable evening was spent , which the stern Sentinel ' s toast brought all too soon to a close . This successful assembly and the heavy work in the conclave must truly be recorded as a red-lc ' . tcr day in the annals of the Concord Conclave , No . S . The musical Sir Knights did do their duty to the best of their ability during the evening and much enhanced by their talents the post-prandial proceedings .

The lirst annual report and general meeting of the shareholders of the above company was held at the Cannon-street Hotel on VVeJnesJiy , the 14 th instant . Mr . T . Neville Stick , F . S . S ., the Chairman of the company , presided . It is gratifying to note the exceedingly successful year ' s operations and business-like and vigorous administration , and that the formula of the office is in high public estimation is proved by the following statement of the progress mide during the year ' s working , and shows econo-ny with efficient management . The report shows that the complete new businesss during
the financial period ended September 31 st last had reached the magnificent total of if 750 , 000 sterling . This is a grand record , and still improves . _ Since ist January last 1 S 01 new certificates have been issued , securing the sun of £ 524 , 964 , and producing new annual income at the rate of £ 13 , 052 , whilst the average amount per certificate has risen from £ 26 5 to £ 291 . Tha share capital stood at the end of last year—subscribed , £ 16 , 916 ; paid up , £ 8487 3 s . ; leaving uncalled , £ S . | : S 17 s . The position this year still further improves , the capital subscribed now being £ 24 , 750 ; paid up , £ 15 , 157 is . y-I . ; uncalled , £ 9592 iSs . 3 d ., leaving a substantial balance in reserve . The co-operative , or
profit-sharing , feature of the Corporation is also , in a measure , deservedly appreciated . The preference shareholders have received 5 per cent , on their holdings , the ordinary shareholders receive 5 percent , on their shares , and an addition equivalent to 12 per cent , will be placed as a bonus to the credit ot participating certificate holders' accounts . This is a proof of the profitable character of the business , and the value of a certificate investment . This is in accordance with thetermsof the prospectus , which states that the certificate holders shall , receive So per cent . of the divisible profits earned by the Corp oration . Mr . M . Gregory , the managing director , is to be congratulated on such splendid results .
We are of opinion that the house property certificates of the Corporation would be of great value and help to some of our lodges combining . We might become owners of our own temples , wherein some six lodges might meet and thus save the heavy expense we are put to sometimes , such as having to pay from two to three guineas for the use of one room in a town hall and another two guineas for dining accommodation . Now , say we meet eight times during the year , and during that time have three banquets , that means an outliy of £ 23 25 . at two guineas , but more , of course , if at three ; if , therefore , one lodge is pur . to that expense , six must be put to £ 138 12 s . for hire of
rooms only , and to do away with that expense we think that if the Master and two principal ofiicers were made trustees during their term of o / IL-e and the lodge empowered them to hold house property certificates of such value that the six lodges at the expira . tion of live years might get the desired building and feel more comfortable in the knowledge- that they had done that which would beneli : the brethren that follo . vej them . They are admirably adapted to the rapidly growing business .

The sir knights adjourned to the refectory and partook of a banquet , which was admirably served by Sir Knight Hambly , and which was most satisfactory in every respect , reflecting great credit on the host . After the banquet the first toast that of "'The Oueen and Christian Masonry , " with able comments on her Majesty's sexagenary , " having been most enthusiastically honoured , those of the "Imperial and Grand Council and the Grand Senate , " "The M . P . S ., " "The P . M . P . Sovereigns , " "Newly-installed Knights , " and "The Treasurer , '' " Recorder , " and "Officers , " followed , which were all heartily received and enthusiastically responded to .
Excellent speeches were not wanting , and a very sociable evening was spent , which the stern Sentinel ' s toast brought all too soon to a close . This successful assembly and the heavy work in the conclave must truly be recorded as a red-lc ' . tcr day in the annals of the Concord Conclave , No . S . The musical Sir Knights did do their duty to the best of their ability during the evening and much enhanced by their talents the post-prandial proceedings .

THE BRITISH HOMES INVESTMENT CORPORATION , LIMITED .
The lirst annual report and general meeting of the shareholders of the above company was held at the Cannon-street Hotel on VVeJnesJiy , the 14 th instant . Mr . T . Neville Stick , F . S . S ., the Chairman of the company , presided . It is gratifying to note the exceedingly successful year ' s operations and business-like and vigorous administration , and that the formula of the office is in high public estimation is proved by the following statement of the progress mide during the year ' s working , and shows econo-ny with efficient management . The report shows that the complete new businesss during
the financial period ended September 31 st last had reached the magnificent total of if 750 , 000 sterling . This is a grand record , and still improves . _ Since ist January last 1 S 01 new certificates have been issued , securing the sun of £ 524 , 964 , and producing new annual income at the rate of £ 13 , 052 , whilst the average amount per certificate has risen from £ 26 5 to £ 291 . Tha share capital stood at the end of last year—subscribed , £ 16 , 916 ; paid up , £ 8487 3 s . ; leaving uncalled , £ S . | : S 17 s . The position this year still further improves , the capital subscribed now being £ 24 , 750 ; paid up , £ 15 , 157 is . y-I . ; uncalled , £ 9592 iSs . 3 d ., leaving a substantial balance in reserve . The co-operative , or
profit-sharing , feature of the Corporation is also , in a measure , deservedly appreciated . The preference shareholders have received 5 per cent , on their holdings , the ordinary shareholders receive 5 percent , on their shares , and an addition equivalent to 12 per cent , will be placed as a bonus to the credit ot participating certificate holders' accounts . This is a proof of the profitable character of the business , and the value of a certificate investment . This is in accordance with thetermsof the prospectus , which states that the certificate holders shall , receive So per cent . of the divisible profits earned by the Corp oration . Mr . M . Gregory , the managing director , is to be congratulated on such splendid results .
We are of opinion that the house property certificates of the Corporation would be of great value and help to some of our lodges combining . We might become owners of our own temples , wherein some six lodges might meet and thus save the heavy expense we are put to sometimes , such as having to pay from two to three guineas for the use of one room in a town hall and another two guineas for dining accommodation . Now , say we meet eight times during the year , and during that time have three banquets , that means an outliy of £ 23 25 . at two guineas , but more , of course , if at three ; if , therefore , one lodge is pur . to that expense , six must be put to £ 138 12 s . for hire of
rooms only , and to do away with that expense we think that if the Master and two principal ofiicers were made trustees during their term of o / IL-e and the lodge empowered them to hold house property certificates of such value that the six lodges at the expira . tion of live years might get the desired building and feel more comfortable in the knowledge- that they had done that which would beneli : the brethren that follo . vej them . They are admirably adapted to the rapidly growing business .
